Selling your home and Executing a Real Estate Transaction
Selling a house in today’s market can be a challenging experience. The challenging level can vary depending on location, condition, the local marketplace and the principals knowledge of Real Estate transactions. When planing on selling a house one should take into consideration several factors that can make it a more pleasurable experience or at least a smooth transaction with no hard feelings.
Lets start with a seller first question.
Do I need a Realtor to sell my home? The answer is, No not at all!.
Realtors are a third party service that specialize in representing sellers selling Real Estate, and buyers buying Real Estate. Similar to a lawyers representing their clients in establishing wills or Living Trusts but a Realtor also is a sales person and negotiator. There is no law nor is there any pressure for listing your home with, or buying though a Realtor. There are three basic types residential Realtors, full service Realtors, discount Realtors, and buyers Realtors sometimes referred to as buyers agents.
Buyers Realtors or buyers agents
Buyers agents are also full service. They work with buyers to help them find the perfect home. The Buyers Realtor will interview the buyers to qualify them for a loan and prepare them for their new purchase. They will also look out for the buyers best interests and help negotiate the best deal possible while being there throughout the entire process. The buyers Realtor offers their service to the buyers free of charge.
Full service Realtors
Full service are hired by sellers to locate and bring a buyer to the table plus process the entire transaction. The full service includes the highest standards and advertising paid out of the Realtors own pocket. The Realtors marketing dollars is only recouped if the home sells during the listing contract or to a buyer that was procured by the Realtors own efforts during the listing agreement.
Discount Realtors
Some discount Realtors charge a flat up front fee to list sellers homes on the multiple listing service (MLS), some will charge a lower rate for a limited service. The seller will also offer a commission to buyers agents to bring their buyers to the table. Once a offer is submitted the seller will negotiate on their own and execute their own contracts. The discount broker will charge the seller for further assistance if needed.
Selling options
Hiring A Realtor to sell a house or in some States a Real Estate Attorney, is the preferred choice by greater than 90% of homes sold in the nation. In many cases hiring professional representation can yield a higher sales price because of a greater audience and a grater chance of multiple offers. Having a professional watch over your transaction will also lesser chance of possible future litigation, say if a disclosure was missed or not presented etc. However, whether a seller chooses to hire a Realtor to sell a house or not it is entirely up to the seller.
First steps to selling a home
- Prepare the house for sale. Dose the home need a once over such as paint, carpet, power-washing etc to enhance the value? Dose the home need to be staged?.
- Find the market value. Realtors use several factors when finding a homes market value. Comparable properties that have recently sold, Appraisals, Market conditions, etc.
- Advertising. Okey so you have prepared your home for sale, found your market value, now you need to get it out to the buyers. If you chooses to work with a full service Realtor they will take care of this for you at no cost. Otherwise you can post it in local news papers, websites, put a for sale by owner sign out and or hold your own open houses etc.
Second steps to selling a house
- Purchase contract. You have a interested buyer so between the two party’s (buyer and seller) you will need to negotiate and execute a purchase agreement and open Escrow.
- Once Escrow is open, the seller must fill out all the required disclosures etc and deliver the buyer and the buyer must perform, and release their contingencies per the contract.
