Short Sale Help Is Offered Everywhere (Select it wisely)
If you have decided there is no other way out short sale may be your best answer. You may have unsuccessfully tried a loan modification, cut back on as many expenses as possible but you are still finding it hard to get by. You are not alone, in this current economic situation hundreds of thousands are forced to make unwilling decisions.
When seeking professional short sale help it is only in your best interest to find a Realtor® that is capable and willing to put in the daily effort to get your home sold. Many Real Estate Agents are capable but if they are not persistent and willing to follow through, your home may end up on the REO list along with the 100’s of other short sale failures in your city.
Short sales are no easy task for Realtors®. Short sales can be a very successful win win situation for both a seller and the bank, but without professional short sale assistance the success rate significantly decreases.
Here’s A Real Short Sale Example Of Mine
I have been working continuously with short sales for the last 4 years and I quickly realized after my first short sale transaction, the importance of hiring a full time short sale coordinator.
When I did my first short sale, representing the seller it was a exhausting and time consuming experience. I had to submit our short sale package 3 times to the bank because the bank had ether lost it or the Bank employee handling our file left the company. I must have made over 40 ph calls with each call being at least a ten minute wait before getting a live person on the ph.
After 6 months of painfully going back an forth with the bank and their unorganized part time employees, I got fed up and hired a professional coordinator to close the deal. I simply did not have the time to be on top of the short sale transaction and go at my regular business.
Selecting A Short Sale Specialist
Some agents coordinate their own sort sale listing in order to save a buck. If those agents get busy with new clients or other listings, chances are they will not be putting in the required efforts. Short sale coordination is best left to full time non sales staff. Coordinators that are at their desk and not out showing homes or busy with new clients.
When selecting a short sale specialist don’t hesitate to ask these important questions that will help you determine the level of service and knowledge you will receive.
- How many short sales have you closed? (the more the better)
- How many short sale have you lost to foreclosure? (should be less than 95%)
- Do you contact lenders regularly before they accept an offer. (If they “yes” you know they don’t have a coordinator)
- What will you do to market my home? (if they answer then ask to see a sample of what the just described)
- Who services your short sale listings? (If they answer their coordinator, get their name and number and have a chat with them to satisfy yourself)
